When choosing a complex, it is important to take into consideration very important, but not very obvious factor, as further servicing and maintenance guarantee. |
Complex needs all-year security services, swimming-pool, territory and entrance cleaning, garbage removal, and planting of greenery, planed buildings maintenance, emergency repair, administration, cable TV system support… Service company has to make profit with high expenses. The price of maintenance is shared by the residents. So the smaller the complex, the larger will be the servicing fee (while the costs of maintenance for complex of 50 apartments, will be almost the same as cost for 150 apartments!). The maintenance of small complex could be profitable only if residents are charged a very high fee — for example, for a mini-complex of 50 apartments — no less than 25—30 Euro/m2 a year. But talking about such a cost on the stage of sale, developer is risking to scare away a potential buyer! That is why servicing question is either not discussed at all or the abstract figure is mentioned. But since it is not profitable to maintain the complex for the mentioned understated price, developer will simply say «good-bye!» after selling the apartment (which is rather common case), or passes maintenance functions to the seasonal concessionaire. As a result residents would pay more than they counted on (for example, swimming-pool usage becomes paid) and get services of poor quality (for example, «security services» can be represented by a lonely grandpa of a pension age, entrances can be cleaned only once a month, and garbage is not removed, swimming-pool can stay simply without water).
Maintenance of the complexes we offer does not cost more than 7…12 Euro/m2 a year. It is organized on the highest level — for instance, security services are executed by «Delta Force» company, guarding English and American Embassies. Lawns and alpine hills are maintained by a group, leaded by a certified specialist who graduated a special course in Switzerland. Rescuers are on duty near the swimming-pool, administration accepts claims from the residents and regular team of repairmen fix the problems. All this is possible and profitable due to the maintenance company (developer's associate company) collecting today the maintenance fee from more than 1500 apartments in 5 complexes. This is a serious and profitable business, organized at the industrial level, which allows high quality of services with reasonable prices.

Spain has been just better promoted for today, but the situation is changing with every year, the Bulgarian real estate deservedly becomes the European «top hit». So, it is not worth to overpay for a «myth». It is more pleasant to have a rest on the 1st line with a sea view, but not 8 km to the sea with a view of a neighbour's balcony. And even the permissible density of building in Bulgaria is 30% against 80% in Spain — so even the place for a swimming-pool of normal sizes remain, and for children playground and for lawns with benches as well.

As to the climate and infrastructure the North Black Sea of Bulgaria (Varna, Golden sands) is much less attractive than the resorts of the South Black Sea of Bulgaria (Sunny Beach, Nesebr, Sozopol). To see the difference it is enough just to take a drive along the sea coast in June or September and to compare north and south — you will see everything. If water temperature for the end of September is +22 C for the southern part and the season is at its height, water temperature at north is 17—18 C and the resorts are already empty at that time.
